When buying or selling a home, a creepy crawlspace is a common “road block” to a smooth closing.
The crawlspace, as the name implies, is typically a very confined space that may house your Heating, Ventilation and Air Conditioning System and ductwork, electrical wires, plumbing pipes, water heaters, etc. Normally, the only option to get underneath is to crawl or slither like a snake to get around.
Here in the Sandhills, most crawlspaces are often moist and humid during the summer months creating a perfect habitat for mildew, termites, camel crickets, silverfish, spiders, snakes, possums, raccoons, and various other critters. Crawlspace issues can introduce allergens and other contaminants that can exacerbate illnesses and other conditions such as allergies and Asthma.
A crawlspace can have water leaks, standing water and disconnected ductwork affecting your comfort and energy bills. Unfortunately, these are common issues revealed during a typical home inspection which equally surprise the seller and the prospective home buyer.
If you are a seller, don’t wait until after you list your house to have your crawlspace checked. Properly planned and executed crawlspace encapsulation is perhaps the best solution to mitigate moisture and critter issues. The South’s summer months create the perfect storm for a host of issues that are not easily understood, let alone properly diagnosed and remediated.
As an added value, The Hernandez Group offers complimentary crawlspace evaluations for our clients. Call Pete Hernandez (910) 684-0368 for more information.
